Fees

  • Landlord gets 60% from the net income
  • We require fee of 40% from the net income

Landlord covers following costs:

  • Costs of condominium, utilities (water, electricity, heating, garbage disposal ect), cable-TV, Internet, phone
  • Regular maintenance of technical equipment of building and apartment (i.e. gas heaters and heating system, lift (where needed), dish washers, washing machines ect)
  • Security firm costs where applicable
  • Costs related to fire safety
  • Repairs, except the ones caused by clients
  • Furnishing the apartment according to requirements

Property Management Service


If You have no time to deal with day-to-day obligations and problems, i.e. taking the water and electricity readings, helping tenants, ordering repairmen when needed, monitoring payments etc You can conclude Management Service Contract with us by which we undertake to take care of the following:

Keeping control over the premises:

  • Taking care of all small repair;
  • Apartment’s regular inspections and reporting, dealing with possible problems occurring in the apartment. Advising any repairs that could be necessary. Although we can help you with repairs, it is your responsibility to ensure the property is in good condition, with the exception breakages caused by the tenants. Repairs can be carried out by contractors nominated by you, or our own contractors.
  • Reporting electricity and water readings to service providers;
  • Selecting the clients and not renting to potentially dangerous people;
  • Check-in and check-out;
  • Small repair and maintenance:  we have contracts with all biggest service providers such as Toruabi, Lukuabi etc and we have equipped and skilled workers for small repairs;
  • 24h emergency service of EREL;
  • Collecting payments from tenants
